We are a family business, not a franchise call center. When you call, you reach David and the crew who will actually build your room. Here is what that means in practice.

Frequently Asked Questions
The questions we hear most from Charlotte homeowners before they start.
How much does a sunroom cost in Charlotte, NC?
In the Charlotte area, a screened porch is the least expensive option, a three-season room sits in the middle, and a fully insulated four-season room costs the most because it adds conditioned square footage. Do I need a permit for a sunroom or patio enclosure in Mecklenburg County?
Yes. Mecklenburg County Code Enforcement requires a building permit for any enclosed addition, including sunrooms, screened porches with a roof, and glass patio enclosures. We prepare the drawings, pull the permit and schedule the inspections as part of every project. Read more about permits.
What is the difference between a three-season and a four-season sunroom?
A three-season room is not insulated or heated, so it is comfortable in spring, fall and mild summer days. A four-season room has insulated glass, thermal-break framing and heating and cooling, so it is usable in Charlotte’s 90-degree July afternoons and 30-degree January nights. Can you enclose my existing porch or deck?
Usually, yes. A covered porch can often be enclosed with screens, glass or our Express Porch Panels without rebuilding it. An open deck usually needs a roof added first, and we check that the footings can carry the extra weight. See how a deck-to-sunroom conversion works.Usually, yes. How long does it take to build a sunroom?
Once the permit is approved, most Charlotte-area sunrooms and screened porches are built in a few weeks. Permit review time varies by county. A four-season room with a new foundation takes longer than a screened enclosure on an existing slab. We give you a schedule with the estimate.
Does a sunroom increase the value of a home?
A permitted four-season room adds conditioned square footage, which appraisers count. Screened porches and three-season rooms add usable space and are consistently among the most requested outdoor features in the Charlotte market. The permit matters: unpermitted additions can hurt a sale. Read more on sunrooms and home value.A permitted four-season room adds conditioned square footage, which appraisers count.
